QUALIFICATIONS

The qualifications of the appraiser's associated with Appraisal Source, Inc. doesn't stop at the minimal levels required for State Certification. In addition to State Certification, some of our appraisers are members of the Appraisal Institute, the recognized leader in the appraisal industry, and have earned designations by completing rigorous classes, writing comprehensive demonstration reports, and successfully completing comprehensive examinations. Members of the Appraisal Institute are also required to take continuing education classes beyond that required for state certification.

EXPERIENCE

Our experience at Appraisal Source, Inc. includes virtually all types of commercial real estate. Multi-family Office Industrial Retail Subdivision Analysis Special Purpose We have appraised single-tenant to high rise multi-tenant office buildings. Multi-family experience includes a wide array of properties ranging from 2-4 unit investment properties to 500 unit Class A apartment complexes. Industrial appraisal experience ranges from the small owner-user office/warehouse building, to large manufacturing plants. Our retail appraisal experience ranges from small single-tenant retail buildings to multi-tenant, mall properties with tenants ranging from kiosks to movie theaters. We have also appraised many special purpose properties. Our special purpose appraisals have included convenience stores, automotive repair, car dealerships, golf courses, motels, country clubs, health spas, mini-storage facilities, banks, and day care.

Land appraisals constitute a large portion of our commercial business. Land appraisals may involve the development of residential subdivision analysis and planned unit developments, commercial land developments, individual pad sites, large speculative land tracts, or ranches.

Condemnation appraisals and litigation support for whole and partial takings are represent a significant portion of our appraisal business. We are experienced in estimating the value of the whole property, part taken, remainder before the taking, remainder after the taking, damages, and just compensation.

TYPES OF APPRAISALS AVAILABLE

The cost of an appraisal depends on the complexity of the assignment, the time involved, and the type of report required. Different clients have different requirements as to reporting. Appraisers must follow the Uniform Standards of Professional Appraisal Practice (USPAP).

Under the guidelines of USPAP, three categorizes of appraising and report writing are allowed. The appraisal can be reported in a Self-Contained Appraisal Report, a Summary Appraisal Report, or a Restricted Appraisal Report.

In a Self-Contained Appraisal Report, virtually all the information relating to how the appraiser reached the value conclusion is documented in the written report. It contains a detailed explanation of all data used in the appraisal report, and the reasoning and analyses used in determining the opinion of value. That is, there may be little retained in the work file because all the documentation used to develop the appraisal is in the report itself.

In a Summary Appraisal Report, the report contains only a summary of the information used, and a summary of the reasoning and analyses used in determining the opinion of value. The appraiser would still have to consider all the pertinent data, reasoning and analyses and this information will be retained in the appraiser's file, and only some of the supporting documentation will be in the report.

In a Restricted Appraisal Report, the information is simply referenced or is not included in the appraisal report. However, the appraiser would still have to consider all the pertinent data, reasoning and analyses and this information will be retained in the appraiser's file.

REQUEST PROPOSAL

The fees for consultation services and appraisals are based on the complexity of the assignment as well as the time requirement. For individuals, our company requires a retainer of ½ the total fee prior to beginning the assignment, and the balance due upon delivery of the final report. Most consultation assignments will require 3-4 weeks; however, the time frame is subject to change based on our work load, and in many cases we can accommodate a "rush" request.
